    Christmas Festivities in Matharpacady – Carol Singing

    The Managing Committee of the Holy Cross Oratory and the Residents’ Welfare Association ALM worked in unison to decorate the many by lanes of Matharpacady Village with illuminative decorative symbols of stars, Christmas trees, hearts, hexagonal and triangular shaped illustrative lanterns fitted with mini loudspeakers. Our youth creatively put up the Crib in the Holy Cross Oratory, which was flanked just outside by a decorated live towering Christmas tree. Resident families spruced up their homes with fresh coats of paint, buntings, frenzied shopping, Church choir and other activity practices. Tantalising aromas of traditional food, baked goodies and delicacies wafted the air, making mouths drool in lip-smacking anticipation of festive visits to various aunties homes.

    On Friday, 23rd December 2016 night, a group of residents, led by Vincent Mascarenhas and his daughter, assembled at “Eymard Cottage”, the Blessed Sacrament Provincial House and went around carol singing : “Silver bells, Silver Bells”. Yes, it was really Christmas time in the village and environs. Midnight masses at Rosary Church and St. Anne’s were well attended. Families gathered together for the traditional lunch on Christmas Day and visited the homes of relatives and friends, whilst  the youth spent late evening at dances and house parties.

    Telegames – 7th June 2015 – Matharpacady Village

    The Matharpacady Residents Welfare Association is organising the “Matharpacady Monsoon Dhamal” on Sunday, 7th June 2015 from 4.00 pm onwards at the St. Isabel’s High School grounds. Invitation passes are available with Canute, Stanley, Prince, Merwyn, Benny & Frumie. It will be an evening of fun & frolic with Telegames being organised, in addition to a Treasure Hunt, and Dancing besides some snacks & dinner. Food coupons are being sold seperately. Get hold of your invitations at the earliest as there are a limited number available for taking part in the various teams for the telegames. Looking forward to seeing you all there.

    Around 20 tourists from both east and west coasts of USA visited our Village on Saturday, 28th February 2015 at around 11.00 am. They were taken around the village by Hansel Baptista. A brief talk alongwith a walk around the village was conducted by Hansel. The significance of our Holy Cross Oratory was explained to the group who were impressed the way things are being maintained in the area. They were also surprised during their visit to the village well on seeing large fish jumping around. After their long walk around the village while soaking in the history of the area, they headed to the residence of Hansel Baptista to a traditional East Indian Lunch. This comprised of Pork Vindaloo, Chicken Khudhi, Meat Cutlets, French Bean Fugad, Bombay Ducks and Brinjals fried in bottle masala, Rice Chapattis, Rice Polas as well as steamed rice. This was followed by “thali” sweet after their meals.

    HOLY CROSS ORATORY – MATHARPACADY VILLAGE 

    The Holy Cross Oratory is a religious landmark, well over a century old, situated in the heart of  Matharpacady Oart, popularly known as “THE VILLAGE”.

     A kind lady, Mrs. Buthello, donated the land for the Oratory. This historical monument was constructed thereon through the munificence of  our ancestors, in deep gratitude to God the Almighty Father, who time and again had saved the families in the Village from the most deadly ravages of  plague and pestilence. Down the decades and over the years, people have gathered before this humble Oratory to fervently pray and thank the Lord for His protection and blessings bestowed upon them. They also seek refuge and favors through intercessory prayers to St. Roque and our Most Blessed Mother.

     The solemn Novena Services every year start in the third week of  April.  The Feast of  the Holy Cross is celebrated on 1st May, commencing with the Eucharistic Sacrifice and followed by joyous festivities. 

    The devotions at the Holy Cross Oratory are a living witness to the rich spiritual heritage and faith of  our forefathers. Many stalwarts from the Village have made ardent efforts to preserve and continue these noble traditions for posterity. Notable among them have been the late Baptista sisters Lily, Daisy and Violet, Mrs. Trilby Lopes, Mr. Lewis D’Sylva, Mr. Wencelaus D’Mello, Mr. Percy Pereira, Mrs. Josephine Miranda, Mr. Peter Miranda, Mrs. Maude Baptista, Ms Louie D’Mello, and others.

     The families in Matharpacady Village have always rallied around the Holy Cross Oratory over the many decades, in times of  emergency and distress, praying most fervently, especially to our Saviour and Redeemer, the Blessed Virgin Mary and St. Roque.  They have never failed to heed and answer the cries of  those in pain and need.

    We will be celebrating 140 years of the Matharpacady Village Cross next year on 1st May 2015.

    The owners of heritage properties will now be able to enjoy the fruits of redevelopment without messing around with the history and architecture of their buildings.

    In a shift from regulation to rewards, the new Heritage Regulation Policy proposes to allow the owners of such properties to not only sell the extra FSI available to them as Transfer Development Rights (TDR), but also sell it at market rates.

    The move could boost the preservation of over 900 heritage structures in the city.

    The earlier policy only provided some petty tax benefits to owners of heritage properties and allowed only plain vanilla transfer of extra FSI – that is 1000 sq ft of extra of FSI in Colaba would earn the owner 1000 sq ft of FSI in, say, Dahisar.

    This obviously was not very attractive because 1000 sq ft of FSI in Colaba does not have the same value as 1000 sq ft of FSI in Dahisar.

    According to civic rules, no TDR can be used in the island city. So, all the additional FSI available to the owners of heritage properties must be utilized in the suburbs.

    The new policy changes this by linking the sale of extra FSI to its worth as per the government’s ready-reckoner rates. Simply put, if the owner of a heritage building in Colaba has 1000 sq ft of extra FSI, which he cannot utilize because he is not allowed to redevelop the building, he will get TDR rights worth the ready-reckoner value of the additional FSI he holds.

    The ready reckoner rate in Colaba is Rs 19,000 per sq ft, which makes the value of 1000 sq ft of TDR Rs 1.9 crore.

    The owner can thus use FSI worth Rs 1.9 crore in Dahisar. The ready reckoner rate in Dahisar is roughly Rs 8000 per sq ft. This means, the owner will get an FSI of nearly 2,300 sq ft in Dahisar.

    The owner would then have a choice of either using this FSI in a property he may develop in the suburbs, or simply sell to it to a builder.

    The Mumbai Heritage Conservation Committee, whose brainchild the new policy is, had recently written to the state government’s Urban Development department, making it clear that unless an incentive-based policy was brought in, it would be difficult to save Mumbai’s heritage.

    The new policy also makes provision for repairs and maintenance since owners of heritage buildings find it difficult to maintain old, doddering heritage structures. Many of the buildings are owned by landlords who hardly have funds to undertake routine repairs.

    If an owner spends Rs 10 lakh on repairing his heritage building, then TDR worth Rs 10 lakh would be available to him for use in any building or project in the suburbs.

    However, all such repairs will have to be carried out as per the sanctions of the MHCC. A heritage committee member, who did not wish to be identified, said the new policy will make sure that the owners of heritage properties do not suffer any loss. “The TDR incentive offered today is not enough as the loss of development opportunity is not adequately compensated.

    Once it is linked to the ready-reckoner rates, the owner will have an incentive to maintain his building,” he said.

    Pointing out that preservation of heritage is a collective responsibility of the city, the policy says: “It is strongly felt that heritage conservation is not getting due consideration from the owners of heritage properties because of the reliance on a regulatory mechanism rather than incentivization.”

    The Matharpacady Residents Welfare Association organised a small get together of all the residents of the Village on 2nd February 2013. There was games for all as well as dancing to some music provided by Rodger Gonsalves. The show was ably compered by Merwyn D’Mello and ably assisted by Yohann Valladares.
